Lease Abstraction and Analysis

We provide lease abstraction and analysis of all property lease types including retail, office, industrial, medical office buildings, and cellular transmission sites. Our real estate due diligence group abstracts leases into a functional centralized lease abstraction database.

  • Generate lease abstracts itemizing critical financial and non-financial lease clauses.
  • Compare the accuracy of information contained in property rent rolls to corresponding data in the leases.
  • Prepare specific reports (e.g., rent reduction/termination rights, renewal options, premises restrictions, subordination/landlord liability and indemnification) to convey specific information to the client in the due diligence process.
  • Convert lease abstracts and related abstract reports to either PDF format for submission to the client via e-mail and/or an Excel format that can be uploaded into the client’s proprietary accounting system.
  • Abstract leases directly into the client’s proprietary accounting system or lease administration systems such as Yardi, Harbor Flex, MRI, CTI, and JD Edwards.

 

Tenant Reimbursement Analysis

If requested by a client, we can create tenant recovery pools at a property to ensure proper billing of tenants. We can also verify the accuracy of recovery pool information and property denominators.

 

Data Conversion / Data Scrubbing Services

  • Conversion to new or updated lease administration or accounting systems (e.g., Yardi, JD Edwards, CTI, MRI).
  • Data scrubbing of entire portfolios.

 

Legal Document Preparation and Review

Our real estate due diligence group will perform services in connection with estoppel certificates and commencement date letters to be submitted to property tenants.

  • Generate estoppel certificates based on data entered into the lease abstract database, or provided by the client, thereby ensuring that information contained in the estoppel certificates accurately reflects the information in the leases.
  • Verify the accuracy of draft estoppel certificates prepared by third parties prior to submission to tenants for signatures.
  • Review executed estoppel certificates to ensure that the information accurately reflects the lease terms.
  • Generate commencement letters based on commencement information provided.
  • Review executed commencement date letters.
